How do I found flat in Beijing

Last summer I want found new flat, I take note this progress in case it will help somebody.

find order:

area-> residential area-> flat

my need is explicit:

• transit:

  • 5-10 minutes to subway(about 1 hour to Xidan)

• amenities:

  • 5 minutes to 7-11(food && shopping)
  • 20 minutes to super market
  • nearby some restaurant like KFC

• floor plan:

  • one-room
  • about 20 m^2

• price:

  • less than 3000 RMB per month (including broker fee)

and this is how I found it:

• mark all subway line on map

• find all 7-11 on their website and mark on map(around 200)

• ignore high price area(like Guomao, Wangjing)

• ignore nonresidential area(like Shangdi)

• ignore area close to railway staion

• take a look at rest, focus on which nearby residential area

• check which area have one-room flat

• check rent price on real estate brokers Lianjia website

• check Street View on Baidu Map to evaluate those area

finally one area left, it's Guoyuan Station(Line Batong)

I book a hotel nearby this station to feel what it will like if I live here.

Ok, that's it, I found agency to rent a flat in this area, in XinHuaLianJiaYuan north area.

I would like explain why take 7-11 as filter, not only because I like it,
but also this kind of chain store have survey, they will choose two kind area,
business area and residential area, and for residential area they will consider
based on traffic and consumption level. So save your time, follow them.
